Description

Christopher’s South Hams are pleased to present this charming period cottage set close to the heart of the popular village of Ugborough.

Description

Mid-terraced and deceptively spacious, this home offers well-proportioned rooms including a double aspect sitting room, separate dining room and kitchen leading to the outside space. The sitting room showcases an exposed stonewall fireplace currently housing a gas fire which can be reinstated and there are stairs inviting you to the first floor where there are three double bedrooms. A family bathroom and a separate shower room (currently dually used as a utility area) complete the upstairs accommodation.
Outside, the quirkiness continues where two former piggeries have been converted to provide a home office/gym, storage and cloakroom. These piggeries frame the south-facing courtyard, a delightful space to share time with family and friends and which can also be accessed via a pedestrian Right of Way underneath the neighbouring archway at the side of the property from Fore Street. From the rear of the cottage, a short pathway leads to a private and pretty ‘secret garden’ enclosed by mature shrubs and trees. With south facing views towards the village church, this truly is an oasis of tranquillity to be enjoyed.

Situation & Amenities

Ugborough is a lovely village nestled in the South Hams area of Devon that has a rich history dating back to the Doomsday Book. Today, there is a primary school, two restaurant/pubs, and the 12th century church flanks one end of the large village square, where the annual fair is still held. The village primary school is within the catchment of the renowned Ivybridge Community College with its World Class Quality Mark Award.
The Salcombe and Yealm estuaries are close by providing water sports facilities and for more comprehensive shopping, there is Ivybridge to the west and Modbury to the south. Both Plymouth and Exeter are within easy commuting distance via the A379 or A38 or indeed Ivybridge’s own train station which also offers mainline services to London.
The nearby town of Ivybridge also offers several places of worship with noteworthy histories, GP and Dental Surgeries, a Minor Injuries Unit, two leisure centres with swimming pools, fitness suites, and various health classes. There is also the charming Watermark with its welcoming library, IT suite, cinema, theatre, coffee shop and conference facilities. If golf is your escape, then there is the 18-hole course at nearby Wrangaton set against the backdrop of the beautiful Ugborough Beacon views. There are also the ever-popular Ivybridge Rugby, Football, Cricket, and Tennis clubs all adding to the community focus of the area.
